What You’ll Do:

Perform economic research and studies subjects such as rates of return, depreciation, working capital, investments, and financial and expense comparisons by analysis of profit and loss statements and income statements.
Prepare reports of findings and recommendations to management.
Develop, maintain, and establish operational specifications for financial information systems considering such things as information flow, volume, and document format for data processing equipment.
May provide analysis on business development and may monitor business performance by unit or division.
Administer budgets, procure services, and oversee business controls for a facility management organization responsible for construction, renovation, maintenance, and repair of office, lab, and manufacturing buildings totaling over 1 million square feet with budget accountability of approximately $30m.
Build capital/expense budgets based on projected annual maintenance, building services, and non-recurring projects.
Manages accounts payable ensuring invoices are matched against commitments.
Develops forecasts of actual expenditures at year end, explains deviations from capital/expense spend plans, and makes recommendations to increase or decrease spending.
Works with departmental staff and contractors to proactively capture and report cost savings. Creates multiyear capital investment plans.
Tracks accounting and timing of depreciation for capital programs.
Ensures all responsible individuals within the department are consistently delivering financial commitments on schedule.
Create purchase requisitions in SAP, obtains low value goods & services using company issued purchase card, processes invoices, and reconciles accounts payable.
Develop contract scopes of work (SOW), evaluates contractor submittals for compliance with SOW, and certifies work is complete for payment.
Keep contract documents, statements of work, and addendum files current for reference.
Ensure a pool of qualified vendors are available to deliver facility services.
Provide expertise on and monitors compliance with company policies, established business controls, and procedures.
Analyze business performance, researches trends/benchmarks, and makes recommendation to achieve key results.
Track real estate taxes, insurance, space utilization, and administers lease agreements.
Account for full time equivalent staff positions.
Conduct annual inventory of all capital assets and evaluates assets for impairment.
Grant and audit access to facility and IT systems or resources. Management of change process owner.
Execute small facility projects and oversees performance, including safety, quality, cost, schedule, and administration of outsourced facilities management service contracts.
Establish and maintain strong working relationships with customers and vendors including: Finance, Procurement, Property management, Project Managers, Maintenance organization, associated contract supervisors and financial counterparts.
What You’ll Need:

Three or more years of budget accountability experience
Financial acumen. Strong analytical and problem-solving skills supporting budget planning and execution.
Ability to understand contract terms/condition, invoice processing requirements, and certify service provider work/invoice conforms to expectations
Intermediate knowledge of Microsoft Excel, Word, and PowerPoint software
Proficiency with Procure to Pay (P2P) – SAP or similar procurement/invoicing software suite
Desired Qualifications:
Five or more years of budget accounting experience
Advanced knowledge of Microsoft Excel
Advanced knowledge of Procure to Pay (P2P) – SAP
Working knowledge of Tririga or similar Integrated Workplace Management Systems(IWMS)
Facility management/operations, construction, or related experience
Change management experience
Proficiency with Microsoft Project or similar critical path method scheduling software

Education & Experience:

Bachelor’s Degree in Business, Accounting, Finance, or a related field from an accredited institution combined with 3 + years of relevant work experience.
